Office cleaning
Office cleaning services around how your business trades
Your team should walk in to a finished office. Office cleaning services across the Northern Rivers and the Tweed, done after you leave. The same local cleaner every week, a scope you can hold us to, and one number to ring. Easy to book, fast quoting, cost effective.
Book a walk-throughOffice cleaning is the regular cleaning of a workplace, usually outside trading hours, covering desks and shared surfaces, kitchenettes, bathrooms, floors and internal glass on a fixed schedule. TLB Cleaning cleans offices across the Northern Rivers and the Tweed, from three-person studios to whole floors.
An office clean and a commercial clean are the same trade under two names, and an office is simply the most common kind of commercial premises. What makes it its own job is that people work in the room you are cleaning. Their keyboards, their mugs, their paperwork and their bins are personal, which is why the useful question to ask a cleaner is not what they charge but exactly what they touch.
People arrive here in three situations.
Which one is yours?
-

Our current cleaner has gone quiet
The bins get done and the bathrooms do not. Messages go unanswered. Nobody leaves a cleaner over the cleaning, they leave because the relationship stopped working. We start with a walkthrough and a written scope so there is nothing to argue about later.

We are setting up a new office
New lease, new fitout, or the team has outgrown taking turns with the vacuum. We walk the floor with you, work out what actually needs doing and how often, and put it in writing before anyone signs anything.
Commercial cleaning -

I need to know who is in the building
The same person each visit, in TLB uniform, and you can meet them before the first one. We are a local business, insured and police-checked, and if something is not right you ring a local number and get a local answer.
Why TLB
An hourly rate tells you nothing.
Two quotes at the same hourly rate are not the same offer, because the number of hours is the variable and it is the one nobody writes down. A cleaner who is in your office for 45 minutes and one who is there for two hours can quote the same rate and deliver completely different cleans.
Ask for a price per visit against a written scope instead. Then you are comparing what gets done, which is the thing you actually care about, and the cleaner carries the risk of it taking longer than they thought rather than you.
What sits behind the number on an office quote
An office quote can come in well under the others for one of three reasons, and none of them is efficiency. Either the scope is thinner than the one you asked for, or the hours are shorter than the work takes, or the person doing it is not being paid the Cleaning Services Award. The first two you find out about in a month. The third one is the one that can land on you.
Cleaning is one of the most commonly underpaid trades in the country, which is why it is worth asking any quote how the number is built. If the cleaner in your office is not a legitimate employee, your business is exposed to that in ways an office manager should not have to think about. Our cleaners are employed by TLB, paid to the Award, and covered by our insurance. That is what the price reflects.

How TLB compares
Anyone can clean an office once. The hard part is being the same people, at the same standard, on week forty.
| Why TLB Cleaning is different | A national brand or app | An independent cleaner | TLB Cleaning |
|---|---|---|---|
| Who cleans your office | Whoever is rostered that day | The same person | Your own local team, known by name |
| When someone is away | A different contractor | Rebook for another week | Someone from your team covers, and we let you know first |
| How you book | Online only | Text or a phone call | Online, text, phone or email |
| Reminders | Automated | Usually none | Before the day, and again when we're on our way |
| Your schedule | Whatever slot is available | Whenever they can fit you in | A set day and a set team |
| Commitment | Often a subscription | None | No lock-in, no minimum term, no exit fee |
| Where they live | Wherever the contractor is based | Locally | In the towns they clean in, across the region |

Easy to book, fast quoting, cost effective
Managed for you. Set day, set team, a reminder before, a message on the way, and told first when something changes.
Book a walkthrough online, or send a text, ring us or email, whichever suits. We come and look at the premises rather than pricing it off a form.
Commercial work gets priced on the site, because hours on the ground are what set the number. You get a written scope and a price per visit, so you know what you're paying for. Anything outside that scope is quoted before it happens, not added afterwards.
It's cost effective because a written scope is something you can hold us to. You're buying a defined amount of work, on a set day, from the same team each visit. No lock-in term.
How it works
- Tell us about the job.
- We confirm the price and agree a time and access.
- We do the clean, and you get a message when we're on the way.
- If something needs fixing, you hear it from us first.
Booking an office clean
1. Can you clean after we close?
Yes, and most office work is done that way. We clean in the evening or early morning so your team walks in on a finished floor and nobody works around a vacuum. After hours and weekend work attracts penalty rates under the Cleaning Services Award, so both options go on the quote with their own price and you choose.
2. Will it be the same cleaner every week?
Yes. You get the same person on the same day, and you meet them before you sign anything. When they take leave you get someone from the same small team who has already been briefed on your scope, not a stranger from an agency. That continuity is most of the reason our office clients stay.
3. Do we need a lock-in contract?
No. Our office work runs on an ongoing schedule with no lock-in term, and you can change frequency or cancel with reasonable notice. A cleaner who needs to trap you in a two-year term is telling you something about how they expect the service to go.
4. What if something gets missed?
You ring or message the local number and we fix it on the next visit, or sooner if it matters. Because you have a written scope, "missed" is a fact rather than an opinion, which is what makes that conversation short. We would rather hear about it in week one than lose the contract in month six.
5. Do you bring your own equipment and products?
Yes. Vacuums, mops, cloths and cleaning products all come with us, and we do not use your kitchen sponge on the bathroom. Who supplies consumables such as hand towel, toilet paper and bin liners goes on the scope, so it is never a surprise.
6. What happens if I get in touch?
We walk your office with you, usually for twenty minutes, and ask what has been going wrong. Then you get a written scope and a price per visit, with an after hours option shown separately. No obligation. If it suits, we book a start date and you meet your cleaner before they start.
Office cleaning services, common questions
1. How much does office cleaning cost?
It depends on floor area, how many bathrooms and kitchenettes there are, how often you want it done and whether the work is after hours. That's why we quote rather than publish a flat rate that would be wrong for most offices. Tell us the basics and you'll have a price back quickly, with no obligation attached to it.
2. How often should an office be cleaned?
It comes down to headcount and whether there are client-facing rooms, not floor area. A small office with a handful of desks and one bathroom usually works on two or three visits a week. Anything with a reception, a shared kitchen used daily or twenty-plus people generally needs daily. Bathrooms are what set the floor: once they are shared by more than about ten people, every second day stops being enough.
3. What is included in a standard office clean?
Floors vacuumed and mopped, bins emptied and relined, kitchenette benches and sink cleaned, bathrooms cleaned and disinfected, and shared touch points wiped. Anything beyond that should appear on the scope with a frequency against it: internal glass, high dusting, skirtings, fridge interiors and carpet extraction. If a quote does not name those, assume they are not happening.
4. Should an office cleaner be insured?
Yes, and you should ask to see the certificate rather than take the word for it. Public liability cover is what protects your business if a cleaner damages equipment or a third party is injured on your premises, and most commercial leases and building managers require it of any contractor working on site. Ask for the currency date too, since a certificate that expired last year is worth nothing.
5. Does it cost less to hire a cleaner directly?
It looks like less and it usually is not, once you count what comes with being an employer: superannuation, leave, workers compensation, Award rates and penalty rates, plus equipment, products and cover when they are sick. A contracted cleaning business absorbs all of that and turns up regardless. Direct hire makes sense at the point where you need someone on site all day, every day.
6. What is the difference between office cleaning and commercial cleaning?
None, in practice. Commercial cleaning is the whole category for any premises that is not a home, and offices are the largest single type within it. The term matters only when a cleaner specialises: a clinic, a commercial kitchen and a warehouse each need things an office scope does not cover, which is why those are quoted differently.
