Get a quote for your site todayCommercial pressure cleaning services cover the outdoor hard surfaces at a workplace, cleaned with pressurised water. Car parks, driveways, loading docks, footpaths, entries, bin areas, awnings, render and shopfronts. It removes the grime, algae, moss, oil and chewing gum that build up on any site the public walks across. TLB Cleaning provides commercial pressure cleaning across the Northern Rivers and the Tweed.
Pressure cleaning, pressure washing and high pressure cleaning all describe the same work. Soft washing is the one that is genuinely different: low pressure and a cleaning solution instead of force, used on render, painted surfaces, cladding and roofs where high pressure would strip or gouge. A competent operator uses both and knows which surface takes which.
People arrive here with three questions.
Which one is yours?
-

The place looks grubby and I need it fixed
Black concrete, algae down the shaded side, oil in the car park and gum across the entry. One clean resets it, and we tell you at the walkthrough which stains will lift and which are in the concrete for good.

I want it maintained, not rescued
Surfaces that get done twice a year never reach the state that needs a rescue, and cost less each visit because there is less to remove. We can fold it into an ongoing commercial contract so it happens without a reminder.
Commercial cleaning -

I want to know who is on my site
The same small team each visit, in TLB uniform, and you can meet them before the first one. We are a local business, insured and police-checked, and there is one local number to ring if something is not right.
Why TLB
Two things to ask before you let anyone start
Pressure cleaning is the one trade where an inexperienced operator can do permanent damage in about four seconds. Too much pressure held too long etches concrete into a visible stripe, cuts the sand out from between pavers, strips paint off steel, furs up timber decking and drives water in behind cladding, where it goes on causing damage after the machine has gone. None of that shows in a quote. It shows on your building, and it does not wash off.
The second thing worth knowing is that the water has to go somewhere. Run-off carrying oil, grease, detergent or food waste must not enter a stormwater drain, because stormwater goes straight to the creek and then the ocean without treatment, and the site occupier can be the one held responsible. So ask any cleaner what they do about wash water before you let them start, especially around a car park, a loading dock or a bin bay. It is a fair question and a competent operator will have a straight answer.
Industrial high pressure cleaning for warehouses, factories and yards
An industrial site is a different job to a shopfront. The soil is oil, grease, rubber and hydraulic fluid rather than algae and coffee, the areas are measured in thousands of square metres, and the surface is usually a concrete hardstand that has been driven on for years.
Forklift tyre marks, loading dock aprons, bin bays, wash bays and the yard all come up differently. Grease needs heat and dwell time before any water goes near it. Long flat runs go to the rotary surface cleaner so the finish is even, and the edges and bunding are finished by hand. Old hardstand gets tested in a corner first, because a slab that has already lost its surface can be opened up by too much pressure.
The wash water matters more on an industrial site than anywhere else. Run-off from a loading dock or a wash bay carries oil, grease and detergent, and none of that can go to stormwater. We plan for it before the machine starts rather than after.
Most sites run to a shift pattern rather than trading hours, so we work to the quiet window rather than assuming a weekend.

How TLB compares
Anyone can hire a machine for a day. What you are actually buying is someone who knows which surface takes what pressure, and who will be reachable the week after.
| Why TLB Cleaning is different | A national brand or app | An independent cleaner | TLB Cleaning |
|---|---|---|---|
| Who cleans your site | Whoever is rostered that day | The same person | Your own local team, known by name |
| When someone is away | A different contractor | Rebook for another week | Someone from your team covers, and we let you know first |
| How you book | Online only | Text or a phone call | Online, text, phone or email |
| Reminders | Automated | Usually none | Before the day, and again when we're on our way |
| Your schedule | Whatever slot is available | Whenever they can fit you in | A set day and a set team |
| Commitment | Often a subscription | None | No lock-in, no minimum term, no exit fee |
| Where they live | Wherever the contractor is based | Locally | In the towns they clean in, across the region |

Easy to book, fast quoting, cost effective
Managed for you. Set day, set team, a reminder before, a message on the way, and told first when something changes.
Book a walkthrough online, or send a text, ring us or email, whichever suits. We come and look at the premises rather than pricing it off a form.
Commercial work gets priced on the site, because hours on the ground are what set the number. You get a written scope and a price per visit, so you know what you're paying for. Anything outside that scope is quoted before it happens, not added afterwards.
It's cost effective because a written scope is something you can hold us to. You're buying a defined amount of work, on a set day, from the same team each visit. No lock-in term.
How it works
- Tell us about the job.
- We confirm the price and agree a time and access.
- We do the clean, and you get a message when we're on the way.
- If something needs fixing, you hear it from us first.
Booking a commercial pressure clean
1. Do we have to close while you do it?
Almost never. We work early, late or on your quietest day, and we do the site in sections so there is always a dry way in. Cones and signage go up around whatever is wet. For a car park we usually take it a bay run at a time so you never lose the whole thing at once.
2. Will it damage our concrete, pavers or render?
Not if the pressure is matched to the surface, which is the first thing we work out at the walkthrough. Render, paint, cladding and roofing get a soft wash rather than high pressure, because force strips them. Old or already crumbling surfaces get flagged before we start rather than after.
3. Can you get the oil stains out of our car park?
Usually a good way, sometimes not completely. Fresh oil and grease respond well to a degreaser with dwell time and the right heat. Oil that has been sitting in porous concrete for years has soaked into the slab, and no amount of pressure pulls it back out. We tell you which one you have before we quote.
4. What do you need from us on the day?
Vehicles moved off the area being cleaned, and access to the site at the agreed time. The plant, the chemicals and the signage come with us.
5. What happens if I get in touch?
We come and walk the site, look at the surfaces and tell you what will clean up and what will not. Then you get a written scope and a price, with the after hours option shown separately. No obligation. If it suits, we book a time that works around your trading.
Commercial pressure cleaning questions
1. How often should a commercial site be pressure cleaned?
Most sites settle on twice a year, with high traffic entries, bin bays and food areas done quarterly. In the Northern Rivers the shaded southern side of a building grows algae far faster than the sunny side, so it is common for one elevation to need doing twice as often as the rest. Surfaces kept on a schedule cost less each visit, because there is less built up to remove.
2. What is the difference between pressure cleaning and soft washing?
Pressure cleaning uses force to remove what is sitting on a hard surface, and suits concrete, pavers, brick and steel. Soft washing uses low pressure and a cleaning solution, and suits render, paint, cladding, signage and roofs, where high pressure would strip the finish or force water behind it. Soft washing also treats the algae and mould at the root, so the surface stays clean longer.
3. Can pressure cleaning damage concrete?
Yes. Concrete looks tough but it etches. Holding the wand too close, or too long in one spot, cuts a visible line into the surface that does not fade, and a rotary surface cleaner is used on large flat areas partly to avoid exactly that. Old concrete, decorative finishes, sandstone and aged pavers are the ones to be careful with, and any of them should be tested in a corner first.
4. Where is the water allowed to go?
Clean rinse water off a footpath can usually go where rain would. Water carrying oil, grease, detergent, paint or food waste cannot: in NSW, letting polluting matter enter a stormwater drain is an offence under the Protection of the Environment Operations Act 1997, and stormwater runs to the creek untreated. That run-off has to be captured and disposed of to sewer or to a licensed facility, and discharge to sewer needs your water authority or council to agree the conditions. Ask any cleaner how they handle it.
5. How much does commercial pressure cleaning cost?
It depends on the surface, how badly stained it is, access to water and power, whether the work is after hours and whether the wash water has to be captured. That's why we quote rather than publish a flat rate that would be wrong for most sites. Tell us the basics and you'll have a price back quickly, with no obligation attached to it.
