Airbnb cleaning is the turnover clean between one guest checking out and the next checking in: the whole property reset, linen changed, bathrooms and kitchen done, consumables restocked and the place presented ready for arrival. TLB Cleaning does Airbnb and holiday let turnovers across the Northern Rivers, the Tweed and the Southern Gold Coast.

A turnover, a changeover and a short-stay clean are the same job under three names. It is not a house clean on a shorter timeline. The difference is that it is scheduled off a booking calendar rather than a weekly slot, it has a hard deadline set by someone else, and presentation counts as much as cleanliness, because it is being photographed and reviewed by the person walking in.

Short-term rental and holiday home cleaning

Short-term rental cleaning is the same turnover for any short-stay listing, whether it's on Airbnb, Stayz, Booking.com or your own site. We work off whichever booking calendar you use.

Holiday home cleaning goes a step further. Alongside the turnovers, we look after the place between stays, with property checks, restocking and a licensed tradie organised when something's not right. It's built for owners who live away and want the whole property taken care of.

Garden and outdoor care

Coming March 2027.

Hosts arrive here in one of three situations.
Which one is yours?

  • A cleaner wiping down the kitchen window sill with a sponge and spray

I am chasing my cleaner around every booking

Checkout at ten, check-in at two, and a message thread you have to manage yourself every single time. We work off your calendar instead of asking you to relay it, so the turnover happens without you organising it.

  • A cleaner straightening the bottles in a tiled shower niche

The cleaning is fine, the presentation is not

A clean property still reviews badly if the loo paper ran out on day two and the bed looks made rather than presented. Choose Turnover + Restock and restocking and presentation happen every stay, not as an extra you have to ask for.

    The turnover checklist
  • A cleaner tucking in the bedspread on a made-up bed

I host from out of town and cannot see the place

If you are in Brisbane or Sydney and your listing is in Byron, you are trusting someone else with the keys and with your reviews. We are a local team you can ring, the same faces each turnover, and we tell you what we found.

    Why TLB

What a turnover includes

Scheduled off your bookings

We work to your booking calendar rather than a standing weekly slot, so a new booking or a changed date does not become a message you have to send.

The full reset, not a tidy

Kitchen, bathrooms, floors, surfaces, mirrors and glass, inside the microwave and the fridge, bins out and rebagged. Every room reset to the same state, because the guest walking in has no idea what the last one did.

Linen changed and beds presented

Beds stripped, remade and presented rather than just made, towels folded and set out, and anything stained or worn flagged to you rather than put back on the bed.

Essentials restocked

Turnover + Restock and Full Property Care

Loo paper, hand soap, dishwashing, tea and coffee, and the kitchen staples a guest expects to find rather than buy, down to the olive oil.

The welcoming touches

Turnover + Restock and Full Property Care

Fresh flowers, cushions squared, the outdoor setting wiped down, blinds and doors set the way they should be for arrival. Small things, and they are most of the difference between a four and a five.

We tell you what we found

Damage, breakages, something missing, a smoke alarm chirping or a guest who plainly had twelve people in a six-berth house, you hear about it from us the same day, in time to do something about it.

Choose your level

Start with turnovers and add more when you want less on your plate. Every level runs off your booking calendar, with photos after each stay.

A turnover is priced per clean. It is judged per review.

A turnover is the only clean on this site whose result gets published. A missed shower screen is a private annoyance in a family home and a permanent three-star sentence on a listing, and it lands on the review that sits at the top of your page for the next six months.

So the number worth comparing is not the price per turnover. It is what happens when a guest checks out at eleven and the next one arrives at two, and whether anybody is going to tell you the toaster is broken before a guest does.

Why short-term rental cleaners disappear, and what to ask before you book one

Short-stay cleaning has the highest turnover of cleaners of any work we do, and it is not because the job is hard. It is because it is scheduled around other people, it clusters on Fridays and Sundays, and a sole operator with six listings physically cannot cover a Saturday when four of them change over at once. So the good ones get busy, then they get overcommitted, then one weekend they do not show, and it is your guest standing on the verandah, not theirs.

That is the whole reason TLB is a team rather than one person with a car. Capacity is what makes a Saturday changeover boring, and boring is the entire product. When you are choosing between quotes, the questions worth asking are how many people the business actually employs, what happens when your regular cleaner is sick, and who answers the phone at nine on a Sunday morning.

The person in your property is on our team, we know which property is yours, and there is one local number to ring, which is a low bar until the weekend you need it.

The difference, on real jobs.

What you get after every stay

You don't have to take our word that it's done. After every turnover you get a short report, so you can see the place is ready before your next guest arrives.

Holiday home cleaning for owners who live away

Many of the owners we look after live in Brisbane or Sydney. We link to your calendar, hold the keys, send photos after every stay, and you have one person to call.

When your holiday home is a flight or a long drive away, the hard part isn't the cleaning. It's not knowing. Full Property Care is built for that:

  • Regular property checks with reports, so you know the place is right between stays, not just on changeover day.
  • Trades arranged. If something needs fixing, you hear it from us first, and we organise a licensed tradie.
  • One contact for the whole property, so there's one local number to ring instead of a cleaner, a handyman and a key box.

How TLB compares

Anyone can clean a holiday let once. The thing worth paying for is the fiftieth changeover being as boring as the first.

What our clients say

  • James Matthews

    Sept 2026

We've got an Airbnb up in the Northern Rivers hinterland, about an hour from home, and finding cleaners we could actually rely on out there was a nightmare. We went through a few before we found Teagan and the TLB team, and honestly we haven't looked back. Teagan works straight off our bookings, restocks everything and sends us a quick update after each clean. We don't have to chase a thing. When you can't just pop over and check on the place, that's worth a lot. Can't recommend them enough.

  • Serena Sandstrom

    Oct 2026

Fantastic personalised service, individual needs accommodated. Excellent team.

  • Christine Stephens

    Oct 2026

I can’t recommend Teagan and her team highly enough! They are absolutely fabulous. From the moment they walk through the door, they are professional, friendly, reliable and incredibly thorough. They leave my home looking and feeling amazing every single time. It’s such a relief knowing I can trust Teagan and her team to take care of everything, and they always go that extra mile. If you’re looking for a cleaner who genuinely cares about the quality of their work, look no further. Teagan and her team are fantastic, and I wouldn’t want anyone else.

  • Grace Donaldson

    Oct 2026

Teagan is a bright spark of a human, who is caring, kind and considerate. She brings these qualities to everything she does, and it's a pleasure to experience such authenticity in my interactions with her. She is meticulous when it comes to cleaning, running her business, and respects the people and property she tends to.

Teagan and her team are just fantastic. I have been getting fortnightly cleans done for almost a year. Great service, professional and very kind. Will be utilising their services for a long time.

Easy to book, instant pricing, cost effective

Managed for you. Set day, set team, a reminder before, a message on the way, and told first when something changes.

Book online in a couple of minutes, or send a text, ring us or email, whichever you'd actually do. Tell us the property, the bedrooms and how you handle the linen.

A turnover is the same property to the same scope every time, so it gets priced once rather than quoted after every checkout. You get a rate per turnover you can build into your nightly price. It doesn't move because a guest left late or the season got busy.

It's cost effective because a turnover you've priced once is a turnover you stop managing. We work off your calendar rather than a phone call each time a booking ends. No lock-in, no minimum term and no exit fee.

How it works

  1. Tell us about your property.
  2. We link to your booking calendar and agree access.
  3. We take care of every turnover, and you get photos each time.
  4. If something needs fixing, you hear it from us first.

Working with us on your property

1. Do I have to tell you every time I get a booking?

No, that is the part we take off you. We work from your calendar rather than from your messages, so a new booking or a moved date flows through without you relaying it. You will still hear from us when something needs a decision.

2. Can you do a same-day turnover?

Yes, and most of our short-stay work is same-day. Checkout to check-in is usually three or four hours, which is enough for a full reset with the right number of people on it.

3. What gets restocked, and how is it charged?

On Turnover + Restock and Full Property Care, we top up loo paper, soap, dishwashing, tea, coffee and kitchen staples, and set up the welcome touches. Supplies are itemised on your invoice, so you see exactly what was used.

4. I'm not there. How do I know it was done?

You get photos after every turnover, the same day, plus anything we've flagged. On Full Property Care we also run regular property checks and send you a report, so you know the place is right between stays too.

5. What happens if a guest leaves the place in a state?

We clean it and we tell you, with what we found, the same day. An extra-hours charge only ever happens after we have told you and you have said yes, so you will not find a surprise on an invoice. If it is bad enough to be a claim, you have it in writing from us while it still matters.

6. Who pays the tradie if something breaks?

You do, and only after you've said yes. We tell you what's wrong, with a photo, and once you say yes, we send one of the licensed trades we work with. The work is itemised on your TLB invoice, so you only deal with us.

7. Will it be the same cleaner every time?

Wherever we can, yes, and it makes a real difference on a short-stay property, someone who knows where the spare linen lives and which door sticks is faster and misses less. When your regular cleaner is away you get someone else from our team who has been briefed on your property, not a stranger from a platform.

8. Is there a lock-in?

No. There's no lock-in contract, no minimum term and no exit fee.

9. What happens if I get in touch?

We ask about the property, how often it turns over and what presentation you want, and we look at it in person if it is local. Then you get a price and a scope in writing. No obligation, no lock-in contract. If it suits, we set it up around your calendar and it starts happening.

Airbnb cleaning services, common questions

1. How much does Airbnb cleaning cost?

Short-stay turnovers are usually priced as a flat rate per changeover rather than hourly, because a host needs to know the number before they set their cleaning fee. The rate moves with the size of the property, how many bedrooms and bathrooms turn over, whether linen is included and how tight the same-day window is. Ask for it against a written scope, not an hourly rate.

2. Is short-term rental cleaning different from Airbnb cleaning?

No, it's the same job. Short-term rental cleaning covers any short-stay listing, whether it's on Airbnb, Stayz, Booking.com or your own site. We work off whichever booking calendar you use.

3. Should the guest cleaning fee cover the whole turnover?

Usually it covers most of it, and hosts who try to make it cover everything tend to lose bookings. The fee is visible at checkout and a high one reads as a red flag on a short stay. The common approach is to set the fee at or a little under the real turnover cost and treat the rest as a cost of doing business, then price the nightly rate accordingly. Check your platform's current rules before you rely on any of this: how cleaning fees are displayed, refunded on cancellation and counted toward your total is set by the platform, and it changes.

4. Who supplies the linen and towels?

It goes one of two ways, and it is worth settling before the first clean. Either the host keeps three sets per bed on site and the cleaner turns and launders them, or a linen service delivers hired linen and takes the used sets away. Hired linen costs more per turnover and removes the laundry bottleneck, which is what usually breaks a same-day changeover.

5. How long does a turnover actually take?

A one-bedroom apartment is usually an hour to ninety minutes with one person. A three-bedroom house with two bathrooms is closer to three hours, or half that with two cleaners on it, which is how a same-day changeover gets done inside a three-hour window at all. Laundry is the part that does not compress: if the linen has to be washed and dried on site between guests, that sets the floor, not the cleaning.

6. Are there rules about how many nights I can let my place?

In NSW, short-term rental accommodation is regulated: properties generally have to be listed on the state register, meet fire-safety requirements and comply with a code of conduct, and non-hosted letting is capped at a set number of nights a year in some areas. The Byron Shire has its own reduced cap, applied unevenly across the shire, so two listings a few streets apart can sit under different limits. Queensland is different again and several Gold Coast rules are set locally. Check the current position with your council and the NSW planning portal before you rely on a number. This is general information, not planning advice, and the rules in this region have changed more than once.
