A builders clean is the cleaning of a construction site as the work finishes: removing dust, debris, adhesive, plaster and stickers so the building can be inspected, handed over and lived in. TLB Cleaning does builders cleans and final detail cleans across the Northern Rivers and the Tweed, for new builds, renovations, fitouts and unit developments.

It is really three jobs at three different moments, and quotes get compared wrongly because people mean different ones by the same phrase. A progress clean keeps a working site safe and passable. A builders clean happens once the trades are out and takes the building from construction-dirty to visibly clean. A final detail clean is the pass after that, where a building goes from clean to handover ready. Which ones you need changes the price enormously, so it is the first thing worth settling.

Dry sweeping construction dust is not cleaning. It is exposure.

The dust on a new build is not house dust. Cutting, grinding and even sweeping concrete, brick, tile, render and engineered stone puts respirable crystalline silica into the air, and it is fine enough to stay there for hours and small enough to reach the deepest part of the lung. It causes silicosis, and silicosis does not get better. Engineered stone benchtops were banned outright in Australia from 1 July 2024 because of it.

So a cleaner who turns up to a builders clean with a broom and a domestic vacuum is not saving you anything, they are generating an exposure on your site and putting it in your incident history rather than theirs. The controls are not exotic: wet methods where the surface allows, an H-class vacuum with the right filtration rather than a shop vac, and respiratory protection worn properly. Ask any cleaner quoting your site which of those three they are bringing.

Three cleans, in this order

Most quotes get compared wrongly because two people mean different stages by the same phrase. Settle which of these you want first.

Stage one: progress clean, while the trades are still in

Offcuts, packaging and general debris cleared so the site stays passable and nobody trips over the last trade’s mess. Floors kept clear for the trades who need a clean substrate. Amenities and the site office cleaned, which is the part everyone skips and everyone complains about.

Stage two: the builders clean, once the trades are out

The heavy pass. Plaster dust off every horizontal surface including the tops of doors, architraves and skirtings. Paint spots, adhesive, silicone smears and stickers off glass, tiles and tapware. Window frames and tracks vacuumed out. Cupboards and drawers cleaned inside. Floors vacuumed then washed, not swept.

Stage three: the final detail clean, before handover

The pass that decides how the building feels on the day. Glass and mirrors polished streak free, tapware and stainless finished, appliance protective film removed, splashbacks and grout lines detailed, light fittings and switch plates wiped, and the dust that settled out of the air overnight taken off again. Timed to the morning of handover where the program allows, because dust keeps landing.

What actually decides the price

Four variables, none of which is floor area on its own.

Which stages you actually want

One builders clean and one detail clean is the normal pair. A quote for one, compared against a quote for both, looks like one cleaner is half the price of the other. Settle the stages before you compare anything.

How much glass there is

Glass is the slowest surface on a new build and the one a handover is judged on. A house with a wall of stacker doors takes hours longer than the same floor area in solid wall, and adhesive residue on new glass takes longer again.

What the trades left behind

A site handed over swept and free of rubbish costs less to clean than one with offcuts in every room. Paint overspray, silicone smears and render splatter on tile are the three that turn a day into two.

Whether the date can move

A builders clean booked to a fixed handover date, on a weekend, at short notice, is a different price from one with a week of float either side. Penalty rates under the Cleaning Services Award are real and they appear on the quote rather than in the fine print.

Cleaning items on a defect list are still your problem

The reason a builders clean is worth doing properly has nothing to do with how it looks and everything to do with the defect list. At handover somebody walks the building specifically looking for things to write down. Dust in a window track, adhesive on a shower screen, plaster on the top of a door, a sticker still on an appliance: none of those are building defects, but they all get written up as ones, and then a supervisor spends a fortnight closing items that a cleaner should have closed in an afternoon.

The other reason is that dust keeps arriving. A building that has been sealed for a week still has fine dust settling out of the air, off the ceiling and out of the ducts. That is why the final detail clean is a separate stage rather than the same clean done more carefully, and why timing it close to handover is worth more than doing it thoroughly a fortnight early. We book to your program and we will tell you honestly if the date you have picked is the wrong one.

Teagan is a bright spark of a human, who is caring, kind and considerate. She brings these qualities to everything she does, and it's a pleasure to experience such authenticity in my interactions with her. She is meticulous when it comes to cleaning, running her business, and respects the people and property she tends to.

    Sept 2026

Teagan and her team are just fantastic. I have been getting fortnightly cleans done for almost a year. Great service, professional and very kind. Will be utilising their services for a long time.

  • James Matthews

    Sept 2026

We've got an Airbnb up in the Northern Rivers hinterland, about an hour from home, and finding cleaners we could actually rely on out there was a nightmare. We went through a few before we found Teagan and the TLB team, and honestly we haven't looked back. Teagan works straight off our bookings, restocks everything and sends us a quick update after each clean. We don't have to chase a thing. When you can't just pop over and check on the place, that's worth a lot. Can't recommend them enough.

Easy to book, fast quoting, cost effective

Managed for you. Set day, set team, a reminder before, a message on the way, and told first when something changes.

Book a walkthrough online, or send a text, ring us or email, whichever suits. We come and look at the premises rather than pricing it off a form.

Commercial work gets priced on the site, because hours on the ground are what set the number. You get a written scope and a price per visit, so you know what you're paying for. Anything outside that scope is quoted before it happens, not added afterwards.

It's cost effective because a written scope is something you can hold us to. You're buying a defined amount of work, on a set day, from the same team each visit. No lock-in term.

How it works

  1. Tell us about the job.
  2. We confirm the price and agree a time and access.
  3. We do the clean, and you get a message when we're on the way.
  4. If something needs fixing, you hear it from us first.

Working with us on your build

1. Are your cleaners inducted to work on site?

Any cleaner attending a construction site needs a general construction induction card, the white card, plus your own site induction, and they need to sign in and out like every other trade.

2. Can you work to our handover date?

Yes, and that is usually the whole brief. Tell us the handover date and we work backwards: the builders clean once the trades are genuinely out, then the final detail clean as close to the morning of handover as your program allows. If the date moves, tell us as early as you can and we will move with it where we have the capacity.

3. Do you take the rubbish away?

Debris and packaging get cleared and bagged as part of the clean. Taking it off site needs a vehicle and a disposal cost rather than just labour. Bins on site cost everyone less, so if there is still a skip when we arrive, say so.

4. What about the windows?

Internal glass, frames and tracks are part of a builders clean, and we detail adhesive, paint and render off glass rather than scraping at it. External glass at ground level is included. Anything above ground level needs its own plan and pricing, and depending on the building that means a different licence and equipment than a cleaning team carries. We will tell you which it is at the walkthrough rather than after.

5. Do you do renovations, not just new builds?

Yes, and it is a different job. A renovation is dirtier per square metre than a new build because the dust travels into a house that is already furnished and lived in, so the clean extends past the work area into the rooms nobody touched. If you are moving back into your own renovated house, that is the version of this we do most.

6. What happens if I get in touch?

We walk the site, work out which stages you actually need, and tell you which ones you do not. Then you get a written scope per stage with a price against each and the date each one would happen. No obligation. If the program is not settled yet, we will hold an indicative date rather than pretend it is booked.

Post construction cleaning services, common questions

1. How much does a builders clean cost?

It depends on which stages you need, how much glass there is, how much the trades left behind and whether the date is fixed. Floor area on its own is a poor predictor. That's why we quote rather than publish a flat rate that would be wrong for most sites. Tell us the basics and you'll have a price back quickly, with no obligation attached to it.

2. What is included in a builders clean?

There is no standard definition, which is exactly why it should be written down. A normal scope covers dust removal from all surfaces including the tops of doors and architraves, adhesive stickers silicone and paint spots off glass tiles and tapware, window frames and tracks vacuumed, cupboards cleaned inside, and floors vacuumed then washed. If a quote just says "builders clean", ask for that list.

3. What is the difference between a builders clean and a final clean?

The builders clean is the heavy pass that takes a building from construction-dirty to clean, done once the trades are out. The final clean, or detail clean, is the pass after it that takes the building from clean to handover ready, and it exists because fine dust keeps settling for days. Doing only the first leaves dust on every sill on handover morning. Doing only the second costs more, because the second pass is not designed to shift plaster.

4. Do construction cleaners need a white card?

Yes. Anyone carrying out construction work on a site in New South Wales needs a general construction induction card, commonly called a white card, and they also need the site-specific induction for that particular site. It is the principal contractor who carries the duty to make sure everyone on site is inducted, so a cleaner without one is the builder’s problem as much as the cleaner’s.

5. Why is construction dust dangerous?

Because of what is in it. Concrete, brick, tile, render and engineered stone contain crystalline silica, and cutting, grinding or dry sweeping them produces respirable particles fine enough to reach deep into the lung and cause silicosis, which is irreversible. Dry sweeping is one of the worst methods because it re-suspends dust that had already settled. Wet methods, H-class vacuum extraction and properly fitted respiratory protection are the controls that actually work.

6. When should the builders clean be booked?

Once the trades are genuinely finished, not when they are nearly finished. A builders clean done while one trade is still cutting is money spent twice, and it is the single most common scheduling mistake on a build. Book the heavy pass for after the last trade leaves, and the detail clean as close to handover as the program allows.
