Commercial carpet cleaning
Commercial carpet cleaning services, done after you close
Commercial carpet cleaning services for offices, clinics, venues and strata
Your carpet is the first thing anyone walks on. Extraction where the floor has the night to dry, and a low moisture method where it does not, across the Northern Rivers and the Tweed. Easy to book, fast quoting, cost effective.
Book a night cleanCommercial carpet cleaning services cover the deep cleaning of carpet in a workplace, usually by hot water extraction, done outside trading hours so the floor is dry before your team or your customers arrive. It lifts the grit, oils and traffic marks that vacuuming alone leaves behind. TLB Cleaning cleans commercial carpet across the Northern Rivers and the Tweed.
Carpet steam cleaning and hot water extraction are the same job under two names. The machine heats water, injects it into the pile under pressure and vacuums it straight back out with the soil in it. Nothing is steamed in the literal sense, so a cleaner who leans hard on the word is selling the word rather than the method.
People arrive here with three questions.
Which one is yours?
-

The carpet looks tired and I need it back
Traffic lanes, chair marks, spills and the grey path from the door to the lift. One extraction clean lifts most of it, and we tell you honestly which marks are permanent before we quote, not after.

I want it on a schedule, not as a panic
Most workplaces settle on two extraction cleans a year with spot treatment in between. We can fold that into an ongoing commercial contract so it happens on time without anyone having to remember it.
Commercial cleaning -

I want to know who is in the building
The same small team each visit, in TLB uniform, and you can meet them before the first one. We are a local business, insured and police-checked, and there is one local number to ring if something is not right.
Why TLB
What a low carpet quote usually leaves out
A bad carpet clean and a good one look the same on the day. The difference turns up three weeks later. Over-wetting leaves moisture in the backing, which is how you get an odour that will not shift and, in a humid Northern Rivers summer, mould under a floor that looks fine from above. Too much detergent left in the pile is worse in its own way: it stays tacky, so the carpet re-soils faster than before it was cleaned and the traffic lanes come back darker than they started.
The other thing worth knowing is that most commercial carpet is still under a manufacturer warranty, and most of those warranties require periodic hot water extraction by a professional. A bonnet clean can technically void one. So ask any cleaner which method they use, what they do about drying, and whether their work meets your carpet maker’s maintenance requirements. We put the method and the price in writing before we start, and we tell you straight when a mark is not coming out.
Office carpet cleaning services, worked around a locked building
An office wears differently to a venue or a clinic. It goes in three places: the run from the lift to reception, the strip past the printer and the half metre of carpet under every chair. Those lanes get agitated by hand before the extraction wand goes near them, because that is where the grey comes from.
The other difference is access. Most offices are locked, alarmed and full of equipment nobody wants moved. We settle the access at the walkthrough, and the keys and alarm codes stay with the same small team every visit rather than with whoever is rostered. Desks with computers on them stay where they are and we clean around them.
Workstations, meeting rooms, boardrooms and reception get done in the one visit, so you are not letting us back in three times. Most offices land on two extraction cleans a year. A busy reception floor usually wants more than that, and a quiet upstairs office usually wants less.

How TLB compares
Carpet cleaning is easy to sell once. What is hard is being the same people, at the same standard, the second and third time you are asked back.
| Why TLB Cleaning is different | A national brand or app | An independent cleaner | TLB Cleaning |
|---|---|---|---|
| Who cleans your premises | Whoever is rostered that day | The same person | Your own local team, known by name |
| When someone is away | A different contractor | Rebook for another week | Someone from your team covers, and we let you know first |
| How you book | Online only | Text or a phone call | Online, text, phone or email |
| Reminders | Automated | Usually none | Before the day, and again when we're on our way |
| Your schedule | Whatever slot is available | Whenever they can fit you in | A set day and a set team |
| Commitment | Often a subscription | None | No lock-in, no minimum term, no exit fee |
| Where they live | Wherever the contractor is based | Locally | In the towns they clean in, across the region |

Easy to book, fast quoting, cost effective
Managed for you. Set day, set team, a reminder before, a message on the way, and told first when something changes.
Book a walkthrough online, or send a text, ring us or email, whichever suits. We come and look at the premises rather than pricing it off a form.
Commercial work gets priced on the site, because hours on the ground are what set the number. You get a written scope and a price per visit, so you know what you're paying for. Anything outside that scope is quoted before it happens, not added afterwards.
It's cost effective because a written scope is something you can hold us to. You're buying a defined amount of work, on a set day, from the same team each visit. No lock-in term.
How it works
- Tell us about the job.
- We confirm the price and agree a time and access.
- We do the clean, and you get a message when we're on the way.
- If something needs fixing, you hear it from us first.
Booking a commercial carpet clean
1. Can you do it after we close?
Yes, and most carpet work is done that way. We clean in the evening or across a weekend so the floor has the night to dry and your team walks in on a finished job. After hours work is priced differently, because weekends and late shifts attract penalty rates under the Cleaning Services Award 2020. Both options go on the quote so you can see what each one costs.
2. Do we have to move all the furniture out?
No. We move what two people can safely move, clean underneath and put it back where it was. Desks with computers on them, heavy filing and anything fixed stay put and we clean around them. If you want the floor done wall to wall, say so at the walkthrough and we will plan the visit around a clear room.
3. Will the stains actually come out?
Most will. Coffee, food, mud and general traffic soil usually lift completely. Dye based spills, bleach marks, rust and anything heat set into the fibre often will not, and an old stain that has been scrubbed before is the hardest of all. We tell you which is which at the walkthrough rather than after we have taken your money.
4. How often should we be doing this?
Most workplaces land on two extraction cleans a year with spot treatment in between as things happen. A busy reception, a clinic or a venue often needs quarterly. A quiet upstairs office can stretch to annually. It comes down to foot traffic rather than floor area, and a walkthrough settles it quickly.
5. What happens if I get in touch?
We come and look at the carpet, test the fibre and tell you what will lift and what will not. Then you get a written scope and a price, with the after hours option shown separately. No obligation. If it suits, we book a night that works around your trading.
Commercial carpet cleaning questions
1. How long does commercial carpet take to dry?
A properly extracted carpet is usually walkable within a few hours and fully dry inside the day, which is why the work is done overnight. Drying comes down to three things: how much water went in, how much air is moving across the floor, and the humidity. Air movers cut it substantially. A carpet still damp the next morning was over-wet, not thoroughly cleaned.
2. What is the difference between hot water extraction and encapsulation?
Hot water extraction injects heated water and solution into the pile under pressure and vacuums it back out with the soil. It removes the most and takes the longest to dry. Encapsulation uses a polymer that crystallises around the soil so it can be vacuumed out the next day. It is faster and drier but lighter, so it suits interim maintenance between extraction cleans rather than replacing them.
3. Does carpet cleaning damage the carpet?
Done properly, no. Done badly, yes. Carpet gets damaged two ways: over-wetting, which leaves moisture in the backing and can cause odour, delamination or mould, and using the wrong chemistry for the fibre, which is how wool ends up bleached or browned. That is why a competent cleaner tests the fibre in a hidden spot before starting instead of treating every floor the same.
4. Can carpet cleaning void a warranty?
It can. Many carpet manufacturers set maintenance requirements inside the warranty, and most of those specify periodic hot water extraction by a professional. Some exclude bonnet cleaning outright. If your building still has its carpet warranty, check what the maker requires before you accept a quote, and ask the cleaner in writing whether their method meets it.
5. How much does commercial carpet cleaning cost?
It depends on the size and condition of the floor, how much furniture there is to work around and whether the work is after hours. That's why we quote rather than publish a flat rate that would be wrong for most sites. Tell us the basics and you'll have a price back quickly, with no obligation attached to it.
