Book a walk-throughWhat commercial cleaning covers
Commercial cleaning is the ongoing cleaning of a workplace, done to an agreed scope on a set schedule, usually before you open or after you close. Offices, clinics, venues, strata common areas, retail floors and kitchens. TLB Cleaning provides commercial cleaning services across the Northern Rivers and the Tweed.
Commercial cleaning, contract cleaning and office cleaning are three names for much the same job. What changes between them is the kind of workplace and how often we come, not how the work is agreed or how it gets checked. This page covers all of it.
People arrive here with three questions.
Which one is yours?
-

I want someone reliable, every week
We agree the schedule, daily, weekly or fortnightly, and put the scope in writing before we start. The same team works your building each visit, so nobody gets shown around twice.
Office cleaning -

I need to know what it will cost
We quote against a written scope rather than an hourly rate, so you can see which tasks are in, how often they happen, and whether consumables like soap and paper are covered. Anything outside that scope gets quoted before it happens, never added to an invoice afterwards.
Talk to our team -

I want to know who is in the building
The same small team each visit, in TLB uniform, and you can meet them before the first one. Everyone who works for TLB lives in the region, keys and alarm codes stay with the same people, and there is one local number to ring if something is not right.
Why TLB
A written scope, the same team each visit, and one accountable company. If something at the premises needs fixing, one call to us sorts it.
Why two quotes for the same clean can look nothing alike
Contract cleaners in Australia are covered by the Cleaning Services Award 2020, which sets a legal minimum for what a cleaner has to be paid, before you add super, insurance, equipment and travel. That floor is the same for everyone quoting your job.
So the gap between two quotes is almost never a gap in margin. It is a gap in hours, or in how many tasks are on the list. Work out which before you compare the numbers, because a lower price for fewer hours is a different product, not a better deal.
The number that matters is not the hourly rate. It is what is in the scope. Ask any cleaner exactly which tasks are included, how often they happen, and whether consumables like soap and paper are covered. We put ours in writing before we start, and we tell you straight when a clean has to happen after hours, because early starts, late finishes, weekends and public holidays all carry a penalty rate under the Award. No surprises, either way.

How TLB compares
None of this shows up in the first month. It shows up when someone is away, when the schedule has to change, or when the same thing has been missed twice and you need one person to ring about it.
| Why TLB Cleaning is different | A national brand or app | An independent cleaner | TLB Cleaning |
|---|---|---|---|
| Who cleans your premises | Whoever is rostered that day | The same person | Your own local team, known by name |
| When someone is away | A different contractor | Rebook for another week | Someone from your team covers, and we let you know first |
| How you book | Online only | Text or a phone call | Online, text, phone or email |
| Reminders | Automated | Usually none | Before the day, and again when we're on our way |
| Keys and alarms | Held by whoever is rostered | Held by one person | Held by the same named team, and you are told first if that changes |
| Your schedule | Whatever slot is available | Whenever they can fit you in | A set day and a set team |
| Commitment | Often a subscription | None | No lock-in, no minimum term, no exit fee |
| Where they live | Wherever the contractor is based | Locally | In the towns they clean in, across the region |

Easy to book, fast quoting, cost effective
Managed for you. Set day, set team, a reminder before, a message on the way, and told first when something changes.
Book a walk-through online, or send a text, ring us or email, whichever suits. We come and look at the premises rather than pricing it off a form.
Commercial work gets priced on the site, because hours on the ground are what set the number. You get a written scope and a price per visit, so you know what you're paying for. Anything outside that scope is quoted before it happens, not added afterwards.
It's cost effective because a written scope is something you can hold us to. You're buying a defined amount of work, on a set day, from the same team each visit. No lock-in term.
How it works
- Tell us about the job.
- We confirm the price and agree a time and access.
- We do the clean, and you get a message when we're on the way.
- If something needs fixing, you hear it from us first.
What local businesses ask us
1. Are we too small a business for you?
Not at all. A two person office matters to us as much as a large one does. We quote the same way, run the same set schedule and send the same team whatever the size, and small premises are a large part of what we already clean.
2. Who is actually in our building after hours?
The same small team each visit, in TLB uniform, and you can meet them before the first one. You will know their names, and keys and alarm codes stay with the same people rather than moving around a roster. There is one local number to ring if something is not right.
3. We are switching from another cleaner. How does that work?
We walk through the premises, agree the scope in writing, and set a start date that suits your notice period. You meet the team who will be doing the work before the first clean, so nobody gets shown around twice. Anything the last cleaner was doing that you want kept goes straight into the scope.
4. What if the standard slips after a few months?
Tell us and we will put it right. That is the deal. The scope is agreed in writing, so “done properly” means the same thing to both of us, and you can change the schedule whenever you need to.
5. Do we have to sign a contract?
No lock-in, no minimum term and no exit fee. The scope and the price per visit go in writing so both of us know what was agreed, not to tie you in. If the schedule needs to change, tell us and we change it.
Commercial cleaning questions
1. How often should an office be cleaned?
Most small offices settle on two or three cleans a week, and move to daily once headcount, foot traffic or client visits pick up. Bathrooms, kitchens and high touch surfaces need attention most often, whatever the rest of the schedule looks like. The right frequency comes down to how hard the space is actually used, and a quiet three person studio and a busy cafe are nothing alike. A walk-through settles it in ten minutes.
2. What is the difference between a regular clean and a deep clean?
Regular cleaning is the recurring work that keeps a workplace usable: bins, bathrooms, kitchens, floors and high touch surfaces on an agreed schedule. A deep clean is periodic and heavier. Carpet extraction, high dusting, detailed fittings, skirtings, vents and the edges a routine visit does not reach. Most workplaces run regular cleaning year round and add a deep clean every few months, or after a fit out or a renovation.
3. Can commercial cleaning be done outside business hours?
Yes, and most of it is, either before you open or after you close, so your team is not working around cleaners. After hours work is usually priced differently, because weekday shifts that start early or finish late attract penalty rates under the Cleaning Services Award 2020, and so do weekends and public holidays. Ask for both options on your quote so you can see what each one actually costs.
4. Who supplies the cleaning products and equipment?
The cleaner does. A commercial cleaner brings its own vacuums, mops, chemicals and safety data sheets as part of the service. Consumables are the thing to check separately. Toilet paper, hand soap, paper towel and bin liners are sometimes in the rate and sometimes billed on top. Get it written into the scope before you sign anything.
5. Do cleaners need a Working With Children Check?
Yes, where the work is child related, so a childcare centre, preschool, school or similar. In NSW, child related work requires a current Working With Children Check, and the business engaging the worker is the one responsible for verifying it. Ask any cleaner to confirm which of their team hold a current check before they work anywhere children are present.
